Flip it over!

We recently had the pleasure of working on a new development in Paulding County, the Dallas Strickland Brothers, located at 64 Ridge Rd. This brand’s goal is to provide their customers a superior oil change while avoiding long wait times.  The development began pad-graded, as it was sold by the neighbor development to the west.  The initial preliminary layout positioned the building as close to the eastern building setback as possible and the driveway to the east of the building.  After doing a site visit, we observed that the existing drive that needed to be connected to the building sloped down from east to west. Keeping our initial preliminary design would mean a significant hill coming out of the shop in order to tie into the existing driveway.  This would be an undesirable design for vehicles exiting the oil change bay.  Two options were available. The obvious option was to raise the building finished floor elevation to get closer to the existing driveway elevation, the other was to mirror the site so the building was on the lower side of the existing drive.  At Civilogistix we prioritize creating value for our clients and because mirroring the site was the less expensive solution, we believed that was the better choice.  This allowed us to minimize the earthwork while still meeting Paulding County’s code and providing the best possible design.  The permitting process for this project moved very smoothly thanks to our strong working relationship with Paulding County.  It was a pleasure to work with Ken Richards, Eric Brown, and Paulding County in order to bring this project to completion.
